Do you handle planning permission and building regulations?
Where a project needs planning permission or building regulations approval, we work alongside architects and the relevant professionals and build to the approved drawings. At Englefield Road, for example, the design had to work within strict planning restrictions. Tell us where you are in the process and we'll explain what your project is likely to need.
Do you work with architects?
Yes. We've worked closely with District Architects on several projects, including Englefield Road, Hansler Road and Rigge Place. If you already have an architect, we're happy to build from their drawings. If you don't, Mauro can help with layouts and design, and we'll tell you honestly whether you need an architect too.
Do you offer design only?
Yes, we've taken on design-only work. In Bologna, Italy, we designed a micro-home and used 3D models to help the client see the new layout before demolition. If you'd like layouts or 3D visualisations without the build, get in touch.
Which areas do you cover?
We're based in South East London. Much of our work has been in and around Dulwich and East Dulwich, and we cover nearby areas such as Peckham, Forest Hill, Camberwell, Brixton, Clapham, Greenwich and Lewisham. We've also worked further afield, from Camden and North London to Hampton Court, so if you're elsewhere in London, ask us.
How do quotes work?
We start by visiting and understanding the brief. Once the scope and design are clear, we prepare a quote that sets out the work involved. The clearer the drawings and specification, the more precise the quote can be. We're always happy to talk through where your budget is best spent.
Can we live in the house during the works?
It depends on the scope. Many interior and garden projects can be planned around you, while a large extension or a full strip-out may put parts of the house out of use for a while. We'll be straight with you about this at the start, and plan the work with how you live in mind.
Who is on site day to day?
Vale, one of our two directors, is our site foreman and handles everything on site from start to finish, working with our network of trusted London trades. Riccardo, our project manager, looks after you throughout the process, and Mauro stays involved from design through to handover.
Do you take on smaller jobs?
Yes. Alongside extensions and full renovations, we take on smaller projects such as a single room, a bathroom or a front garden. In Dulwich, for example, we renovated a single living room, and we once cleared and prepared a front garden for paving in three days.
