Interior renovations

Full and partial refurbishments that make the home you have work better.

Some homes don't need more space. They need the space they have to work properly. We strip out what's tired, sort what's hidden, and rebuild with care: levelled floors, new joinery, covings, skirtings, lighting and decoration. At Rigge Place we refreshed a four-bedroom house from top to bottom. In Dulwich we took out a dated joinery wall and the awkward step down into a living room. We bring the same standards to commercial interiors too.

Loft conversions

Turning unused roof space into rooms you'll actually use.

A loft conversion can add a bedroom, a study or a bathroom without giving up any garden. It's structural work, so it depends on the parts you never see once the plasterboard goes up. We treat a loft floor like any other: every joist hanger checked, positioned and levelled, because levelled joists make for levelled floors. Mauro can shape the layout early, so stairs, headroom and storage are thought through before work begins.

Extensions

Rear and two-storey extensions that open a home up to its garden.

An extension should feel like it was always part of the house. With District Architects we built a two-storey rear addition at Englefield Road. At Silvester Road we installed an exposed glulam lattice, which let us use single beam trimmers around the rooflights for a lighter, more streamlined ceiling. We build from your architect's drawings or help develop the design with you, then look after the structure, the shell and the finishes through to handover.

Kitchens and bathrooms

Kitchens and bathrooms planned carefully and finished properly.

Kitchens and bathrooms are where planning shows. Grout colour, tile size, spacing and levelling all make a difference, and so does getting the layout right before anything is ripped out. At Rigge Place we reworked a bathroom that had a separate WC next to the shower room, modelled it in 3D first, and fitted a new kitchen with a solid quartz worktop. At Cheltenham it was a fluted timber vanity, a vessel basin and stone-look tiles.

Gardens and landscaping

Gardens, front and back, built with the same care as the house.

A garden is often the last thing finished and the first thing you see. We've delivered full garden renovations with custom landscaping and a water feature, a front garden with horizontal timber cladding and slate, and a custom pergola with corten planters and patterned tiles in Dulwich. At Englefield Road we built a garden building and landscaping on a small footprint with strict planning restrictions. We handle the levels, the hard landscaping and the joinery.

Design and 3D visualisation

See your space before a single wall comes down.

With an architectural technologist on the team, design isn't an add-on. Mauro develops layouts and 3D models so you can see the result before demolition starts. In Bologna, 3D design helped a client picture his new micro-home, with an open-plan kitchen and living space, a double bedroom and a shower room, before any work began. At Rigge Place a 3D model of the new bathroom settled the layout early. On larger projects we work closely with architects.

Questions we often hear

Do you handle planning permission and building regulations?

Where a project needs planning permission or building regulations approval, we work alongside architects and the relevant professionals and build to the approved drawings. At Englefield Road, for example, the design had to work within strict planning restrictions. Tell us where you are in the process and we'll explain what your project is likely to need.

Do you work with architects?

Yes. We've worked closely with District Architects on several projects, including Englefield Road, Hansler Road and Rigge Place. If you already have an architect, we're happy to build from their drawings. If you don't, Mauro can help with layouts and design, and we'll tell you honestly whether you need an architect too.

Do you offer design only?

Yes, we've taken on design-only work. In Bologna, Italy, we designed a micro-home and used 3D models to help the client see the new layout before demolition. If you'd like layouts or 3D visualisations without the build, get in touch.

Which areas do you cover?

We're based in South East London. Much of our work has been in and around Dulwich and East Dulwich, and we cover nearby areas such as Peckham, Forest Hill, Camberwell, Brixton, Clapham, Greenwich and Lewisham. We've also worked further afield, from Camden and North London to Hampton Court, so if you're elsewhere in London, ask us.

How do quotes work?

We start by visiting and understanding the brief. Once the scope and design are clear, we prepare a quote that sets out the work involved. The clearer the drawings and specification, the more precise the quote can be. We're always happy to talk through where your budget is best spent.

Can we live in the house during the works?

It depends on the scope. Many interior and garden projects can be planned around you, while a large extension or a full strip-out may put parts of the house out of use for a while. We'll be straight with you about this at the start, and plan the work with how you live in mind.

Who is on site day to day?

Vale, one of our two directors, is our site foreman and handles everything on site from start to finish, working with our network of trusted London trades. Riccardo, our project manager, looks after you throughout the process, and Mauro stays involved from design through to handover.

Do you take on smaller jobs?

Yes. Alongside extensions and full renovations, we take on smaller projects such as a single room, a bathroom or a front garden. In Dulwich, for example, we renovated a single living room, and we once cleared and prepared a front garden for paving in three days.
